End Lease Early without Penalties to Purchase a Home

 First time home buyers celebrating move Most Landlords are willing to accommodate early move out for reasonable request such as purchasing a home. If a landlord plays hardball, tenants can usually walk away with little to no penalties. The ability to end a lease depends on your particular landlord’s early termination policy.

Laws for breaking a lease can vary from state to state and from landlord to landlord, including apartment complexes.

 

WHAT ARE MY OPTIONS? 

  • Offer upfront cash payment to buy your way out of the remaining lease.

  • Check your Lease agreement for a “home-buying clauses,” which enable you to opt out early for a small fee.

  • Check your lease for the “opt-out fee”, fee can vary from “one month’s rent” to “a few months’ rent” or “paying rent until unit is filled”.

  • Offer a “relet fee” - a charge that covers the cost of cleaning, repainting and repairing the apartment, advertising and marketing costs it takes to rent the place to someone else. (The more time left on lease, the higher the fee — but once it’s paid, you are relieved of any and all obligations.)
